Project Overview

Our clients, who are avid real estate investors, wanted a rental renovation project. They were seeking a house with room for improvements, so that they could put their mark on it, add value, and create passive rental income.

Conception

Use every last inch of space. Optimizing function calls on our creative powers in the design stage. For example, we placed a bathroom and mechanical room under the stairs. We also reduced the large, upstairs kitchen. That gave us the space needed to deepen the master bedroom’s closet and add an ensuite. Good trade!

This extensive project was an all-hands-on-deck affair. It required work with city planners as well as engineers. We also engaged our usual roster of plumbers, electricians, insulators, drywallers, painters, floorers, and finishers.

Creation

This house was knocked down to the studs and then reworked in the homeowner’s vision. No expense was spared to give this old house new life. Overhauled framing, plumbing, mechanical, and electrical were all completed. We enhanced comfort with fresh insulation and added soundproofing between suites and floors.

Completion

Here, careful attention to detail in the fine finishings was crucial. We curated real wood products in the kitchen and bathroom cabinetry. Additional light, high-quality vinyl planking, a simplified floor plan, extra large bathtub niches, and nicely appointed fixtures completed this successful renovation project.
